Find out what your Winchester property is worth

It’s one of the most sought-after property locations in the country and a visit to Winchester quickly explains why. With its rich history, stunning countryside, fantastic road and rail links to London, Southampton docks and the south coast, and one of the most characterful city centres in the UK, Winchester is an incredible place to live.

House prices are rightly high in this area and property portals such as Rightmove and Zoopla are making it easy to be a Winchester ‘house snooper’ from the comfort of your laptop. Although many are predicting a Brexit and interest rate-fuelled price dip, values are still high. In fact, Zoopa statistics say that while the average Winchester house price fell in the past 12 months, they have recovered recently. Looking at the five-year price graph, you can see steady growth, with just a few blips here and there.

Whether you are looking to sell, invest or just curious, there are ways to ascertain house prices without having to resort to a traditional evaluation. Here are a few ways you can work out your home’s value.

Check Winchester sold house prices
rightmove.com has a whole section dedicated to pricing. mouseprice.com is also a good website to look at sold prices in your area. Conduct a search using your postcode and widen your search to 1⁄4 - 1⁄2 mile radius. Have a little look through the list of houses and find one like yours. As long as it’s a recent sale it should give you a good idea of an achievable value for your property.

Competition
Check out the competition in your area. Rightmove is a good tool for this. Search on your postcode and widen the search up to a mile and you can see all the houses listed for sale. You can compare yours against these and work out what you could market your home for. Remember though – these prices are asking prices. It does not mean that these homes will sell for the price listed.

Online valuation tools
Recent years have seen the development of online home valuation tools. These use data from the land registry and compare it to the data relating to your own home. The tool will then give you a valuation range.
